I lived on Dictionary Hill from 2008-2011. You don't have to worry about crime up there - - I left stuff outside our house for months and it was never bothered. At night, you're more likely to hear coyotes than cars or partiers. Unless you are an amateur mountain climber, it's not a walkable community, though. If you have children, be ready to drive them somewhere when they want to ride a bike. Shopping wise, we always went towards Rancho San Diego rather than down into Spring Valley itself, which was nice. Even more so than the rest of San Diego, property values can swing wildly there. It was hit big time by the foreclosure/short sale crisis - - not sure what you're finding for prices there now. In 2008 we bought a 1300 square foot two bedroom-three bath for $315K. It was a beautiful house - - but the people who bought it before us paid $560 for it.

There are some very nice houses on Dictionary Hill, the lots are small and the hill will wear your transmission and motor much faster then normal. Grand is like the arm pit of Spring Valley. Every one who has already commented pretty right on the nose.
