Temecula commutes are getting worse. Friends of mine have deep regrets buying up there, they're considering biting the bullet and moving back into San Diego Proper. Long commutes wear on you, taking years away from your life. You might was well eat deep fried butter every day if you like to drive that work commute.

I'd seriously recommend Eastlake above all. If I could, I would consider it also.

There's not one bit of bad advice from any of the previous posters. I will just I agree with everyone that Temecula is insane, Eastlake will give you the best commute with the newest housing stock. I also second a Rosie's suggestion of Spring Valley as another alternative. That could give you an even shorter commute to downtown on the 94, but I'm not sure how the schools compared to Eastlake.

I'm surprised no one has yet mentioned that isolated Eastlake is cheap for a reason. It is an island in the middle of nowhere. It is a commute...to anywhere in San Diego. To get to any other points of interest in So Cal...well, you might as well move to Arizona.

Just for clarification: I said I would not recommend *most* of Spring Valley with a family. There is a small pocket on the eastern edge of Spring Valley that is close to the Rancho San Diego area that is fine (and nice) but I'd steer clear of areas like La Presa in Spring Valley (towards the 125), which has some issues with crime/gangs and feeds into not so great schools.

But as I said, right now in both the South Bay and East County, there is very limited inventory for decent homes in family friendly neighborhoods in the under $550,000 range and there are a TON of "young families" (and flippers) hoping to buy in those areas at that price range.

If you're shopping in that price range and want "good schools & family friendly" you really can't limit yourself to just one area right now. So, I guess, ultimately, my advice to the OP is that BOTH Eastlake/Otay Ranch AND Santee (as well as other areas) are fine for families.

Don't get too attached to just a single area -- cast a wider net if you want to find a SFH in your price range in a family-friendly area.
