It's the management company that I rent from, along with a $300 pet deposit.

I have to pay $35 a month in Seattle. Had to pay $50 a month in KC.

My understanding was that pet deposits, at least, are illegal in CA.

If you have a pet in San Diego, the landlord will just charge you a larger deposit. So in a way you are right. There are no pet deposits.

I have several dogs of my own but would never rent a place to someone with a dog. Dogs can cause an enormous amount of damage. Damage so great that no legal deposit amount would ever cover it.

I looked it up and it seems pet fees and deposits are legal in CA. But yeah I wouldn't rent to a dog owner, if I did I would have to do a big additional deposit.

In California, for residential tenancies, a landlord may charge up to two times the monthly rent for unfurnished and up to three times the rent for furnished dwelling rental units. These amounts are with or without dogs.

Dogs can do way more damage than that.

They charge a monthly pet rent, I have lease copies from several places we looked at that allowed pets and it's stated as such. One place was $50 a month extra written in the lease agreement. This was in Carlsbad the other was in San Marcos. At the end of the day it's more rent per month by it's listed as a separate line item in the lease contract.
