You don't have to send your kids to the school in your district, or any school in that district for that matter. You can "choice" them out to whatever school in whatever district you choose, depending on space available.

This is my issue as well and what is keeping us here in SD for the time being. I have a love/hate thing for CA ~ so many things to love but also many things to hate (cost of living, over-crowding, traffic, taxes ~ and now the gas tax, which surprisingly, some voted for ). Neither. I wouldn't want to live in Spring Valley or Tahoe and nether home looks attractive to me.

Good for you! My aunt & uncle lived in Encinitas and originally bought their home in the 80's for $312k. They did some renovations and recently sold it for $2.7 million, moved to Salt Lake City and bought a beautiful home in cash. No mortgage payment to worry about and now they're enjoying their retirement traveling. They had 4 kids ~ only 1 of them was able to stay in SD (their daughter, who ended up marrying a doctor who makes a ton of $$). The 3 other kids live in other cities (Austin, SLC and Atlanta). They still get to SD often when they visit their daughter so they're still able to get their CA fix when they need it.

You can get a lot of house for $400k in the Houston area. However, the Houston weather would be a show-stopper for us.

Did you notice the property taxes for the $400k house in Spring TX? $11,000. That's a lot. Especially since property taxes are no longer tax deductible.

Actually, I think I like Dallas area houses better. In the Dallas area, all garages are on the backside of the house. Access is thru an alley.

Property taxes are still deductible, just not for Californians or New Yorkers since most people pay at least that amount in state income tax. Texas has no state income tax so you’d be able to deduct 10k of those 11k property taxes. The Trump tax plan was specifically designed to “punish” blue states.

You're right. I forgot about TX having no income tax. However, the tax deduction is still limited to $10k. Am I right on that part?

Exactly. I think the average tax rate is about 2% or so on a 700,000 house so that's $14,000 a year. You could deduct $10,000. Texas is not that cheap anymore if you want to live close to job centers. There are a lot of exurb options since they basically have unlimited land. Traffic is generally horrible though.

Here is a 1200 sq ft teardown for 700k...good neighborhood though.

1. McKinney isn't quite in the Dallas metroplex. Its' sort of like the Ramona of San Diego.

2. If you look real closely at that house in Spring TX, the garage faces the front and is entered from the front driveway.

I've lived in a lot of major cities and did business all over the country. Dallas is the only city where 'most' of the homes have rear-facing garages with entry from an alley. I really like the clean-look of rear facing garages. I was in Dallas last year and the new construction I looked at had rear facing garages.

There are parts of old SD with rear-facing garages (Point Loma comes to mind) but I don't think I've seen any 90s and newer construction with rear-facing garages. Ooops... a place just came to me. Liberty Station has alleys and rear-facing garages.

Thanks for the extensive $400k comparison. Residential real estate pricing really is a local sport.
