I am close to accepting a job opportunity in Chula Vista, CA (I am moving from the Phoenix metro area).

I plan to rent for the first 1-2 years.

Any suggestions for safe suburb that is within a 25 minute commute and has above, average public schools.

When I eventually purchase a home, I my budget will be up to $850k.

Any insight would be greatly appreciated.

Eastlake, Otay Ranch, and nearby areas should fit the bill.

Since you're just renting, you could live almost anywhere south of I-8 and have a 25 minute or less commute. Just watch the traffic flows and school districts.

When I had a corporate job, I always liked to live in a different area than the area I worked in. Work-life and family-life were always two different things for me.

I'd spend at least a week out here looking around before I committed to lease anything.

Also, one thing you won't miss is the Phoenix heat. My wife and I lived in Phoenix for over 10 years back in the 70s and 80s. When the Valley of the Sun was only a million people and when there were only two fwys: I-10 and I-17. We'd never go back.

Eastern Chula Vista has decent public schools, plentiful amenities, and low crime. It's the older part of Chula Vista that is ghetto and gives Chula Vista a bad rap.

You are better off in the CV neighborhoods of Eastlake and Otay Ranch than any of the surrounding towns. The only other place I'd consider is the Coronado Cays or Coronado Village, but you'd never find a house in the village for $850k.

You should look at the Otay Ranch area. Newer homes and schools and shopping and restaurants nearby. My daughter teaches at a charter school there, but I believe the public schools are good too.

You're right. Here's the only single family home on Coronado that's for sale and priced below $1M. It's 642 sq feet. The lot size is less than 1500 sq ft. Great location!
