For instance, Otay Ranch and Eastlake in east Chula Vista would seem to be more desirable than the western edges of Chula Vista but the cost per square foot in west Chula Vista is a lot higher. What's the catch? Is it the HOA fees and mello-roos? Even with that being the case, this section of the county seems to be disproportionately less expensive compared to similar zip codes in the county. I get that location plays a huge factor, but something seems off?

western SD county fetches higher PPSF because the underlying land value is much higher, think about it, you can scrape a home on 20th of an acre and build 4-6 units @275k each vs. a single family home vs. 600k

San Diego is adjacent to a large body of water. The closer you get to it, the more expensive the homes values, generally speaking.

I noticed that, so it makes sense I suppose... even with imperial beach which has a bad rep. But the oceanfront homes are as pricy as even some SF homes these days.

True, but I have noticed some inland outliers like scripps ranch and 4S ranch, which both seem comparable to Otay Ranch and eastlake, but cost almost twice as much per square foot. I think the deflation for eastlake and Otay Ranch is because they’re both in the South Bay. Lack of high paying business parks/districts. But it’s still relatively close to downtown SD. Idk, just some oddities with San Diego county’s real estate market.

Anyway, I personally think the Otay Ranch/eastlake Area seems like a good place to buy. Especially for families since the whole southeastern side of Chula Vista is a giant master planned community. I’m thinking about it still. The area seems to have a booming future with the millennia project under way and the development of a university. Hopefully that brings research and development jobs to the area to help alleviate the number of super commuters who leave from the South Bay for work.
