Not sure if there are actual boundaries for "La Costa", but as I understand it, some neighborhoods using the La Costa name and some other nice neighborhoods in the 92009 zip are not in the San Dieguito school district.

These are:

La Costa Ridge
La Costa Greens
Aviara
Bay Collection

I believe that kids in these areas go to a much less desirable high school in San Marcos.

In your case, I would recommend La Costa over Carmel Valley since you will either end up with a smaller mortgage payment or a nicer house. Carmel Valley real estate has held up better than almost any other area in SD, but in my opinion it's somewhat overpriced and overrated.
