True, pretty limited in area that really fits the bill as far as walkable and family oriented. Three blocks north and south of Turquoise are some enclaves of more SFH mixed in with the higher density small condo and apt. complexes and still close enough to Cass and the Turquoise commercial stretches but unfortunately will still have more than a bit of bro culture present -college age renters, though who knows in the future. You almost need to go East of Dawes St. for majority SFH.

Go up the hill for more fancy, family flexible houses but very removed from the surrounding community as in not walkable at all, much like Mt. Helix. Another option might be Bird Rock, we have some good friends on Waverly, that area seems like it might be an option for beachy but not too snooty and still close to the city and walkable to the village. Probably an older and settled crowd there but with some new blood moving in.

I like Vista, but if someone has an unlimited budget I wouldn't be recommending Vista as a relocation spot within SD County. In North County, Oceanside along PCH would be a better bet (assuming private schools). Carlsbad Village vicinity, even east of the 5, is even better (decent high school).

I've been in San Diego since '90 and have lived in various areas from Carlsbad to downtown.

Given your list of wants and budget:

- Del Mar/Cardiff/Solana Beach/Encinitas (all run together)
- Mission Hills
- Point Loma
- South Park
- Kensington (a bit further east but super cool area)

Out of these, I'd personally pick Mission Hills, I think it has the best mixture of attributes and above $2M the homes get quite lovely, definitely my favorite older neighborhood.

Getting a good laugh thinking that a wife possibly went rouge on the interweb, posted this while in a dream state, and the husband happened to read the thread and seeing the "$4M home budget" he shut the whole escapade down.

Still laughing but not at your expense OP. I often wonder if spouses have any idea what their significant-others post online!

Good luck with the move. SD is wonderful as long as you can afford the taxes and avoid the smell of human feces.

BTW: Mission Hills seems like upper crust Mayberry. Neighborhood exudes homey charm.

As I recall, Coronado is a lot ex-military and retirees, skews older.
And you have to go over the bridge to go anywhere which to me would get old real fast.
