My wife and I, along with our two young kids (4 and 2), just relocated to an Airbnb in Encinitas.

Now, we're looking for the best area to buy a home to settle down.

If you were in your late 30s, with two young kids, and a $1.5m budget for a house, which part of Encinitas would you live in?

Things that are important to us ...

* great schools
* proximity to the beach
* proximity to parks
* proximity to downtown/restaurants

We both work from home, so we don't have any commute to worry about.

So, what's the best place to live in Encinitas for young families?

P.S. We are also considering Carlsbad, as it seems you can get a bit more bang for your buck there.

For 1.5mil i would choose Carlsbad/La Costa and never look Back. Newer houses, younger community, more kid friendly IMO.My Niece and nephew grew up in Carlsbad and both are flourishing in College right now, Well at lease before the pandemic they were.

It might be a stretch at $1.5M but I’d look in Olivenhain. You’ll be a few miles off the coast, but to me it would be worth it for the serenity of having a larger lot nestled amongst the hills and trees.

Look in south Carlsbad, especially the part that is actually in the Encinitas school district.

Since you won't be commuting to jobs, you might want to also explore Solana Beach and Carmel Valley, which are just to the south of Encinitas. Both have excellent schools and nice amenities.

With your target cities, the school rankings are going to be 9's and 10's.
I might suggest the Bressi Ranch area of Carlsbad, or the Aviara area of Carlsbad.

If you choose Bressi, beware of the competition they have every Halloween. They have some seriously scary houses there. Especially the "clown" house....

Thanks, I have searched Solana Beach on Zillow and have come up completely empty pretty much. But will keep me eye out for sure!
