Hello, what are your thoughts on the Rolando area that’s right next to La Mesa. The small blocks of neighborhood that is surrounded by 70th St, University, El Cajon and Rolando Blvd. Theres like a few elementary schools there, towards the back/inside of Rolando Park. So I assume maybe families? Is it decent there? What areas in La Mesa are decent? I checked the San Diego crime map on the gov site, and the Lake Murray area has more crimes than I thought!

Lived adjacent to the area for over 10 years, ran through the neighborhood every day and still own a home there. The main drags are pretty gross but the section between El Cajon and University, east of 70th is actually mostly nice, family area albeit a lot of older / retired people and not many kids. South of University is even older, homes are smaller and more run down until you get close to the village. Schools are hit and miss, and I did not send my kids to school in the area, but La Mesa Dale /Helix is not bad. Would avoid Rolando Park and Clay Elementary though.

I think the area in general is underrated and a good place for first time home buyers. Just be sure to avoid the apartment complexes at all costs - you don't even want to be on the same block as an apartment over there. Stay 1-2 blocks off of the main streets and it's quiet and some very charming homes too.

Not OP, but what about just west of 70th but east of Rolando Village? The small neighborhood patch in between Clay Elementary and Rolando Elementary, there's an actual park called Rolando Park, not the Rolando Park neighborhood. Or is that the Rolando Park you meant? No kids, just looking at that as a place.

Thats the nicer area but more $$$. That area is called Rolando Village.

Oh that's odd, the Google map doesn't label that as Rolando Village. It shows it as just outside of the border. Do you know where Sunshine Park is on 70th? The neighborhood inside there. Would that area count as part of the east of 70th you mentioned? That entire area doesn't seem to be considered part of Rolando Village or La Mesa on Google map, just squished in between the two.

I think that area is called Rolando Knolls and is in La Mesa. It's sort of a hodge podge of nicer homes on bigger lots and smaller ones too. Some areas of the neighborhood lack sidewalks and have dirt alleys. I would say it's similar to the area immediately east of 70th.
