I would never have an investment property in the state of CA. Tenants can decide to not pay and it will take many months to get them out of your property. In the mean time the owner is stuck paying the mortgage and maintenance costs while the squatter lives rent free, it could lead to financial ruin for the homeowner.

There are some a**h*l*s out there for sure, but, Most tenants are normal sane follow the rules type of people.

If you are careful with screening (credit reports, background check, proof of income, proof of account, tenant must hold renters insurance) it's a lot easier than you think, especially if you are a handy landlord (a rare breed I know).

Its tenants like this that are the reason that many/most smaller properties in SoCal/Bay are not refurbished and lack things like ac, disposals, etc. Here we have a LL/owner that is trying to invest in his property, but can't. Very sad.

Reading this thread inspired me to downsize my possessions to the point where a 60 day notice would be like " Pan Comida " for me to do. I think the more stuff you have the more frightening the 60 day notice becomes.

I aim to have all my stuff moveable in two Uber rides. Bed and computer chair not included.

I remember after college I could move everything I owned in my pickup truck in one trip.

When we moved to our new house last summer, I needed a semi-truck. Sigh.
