Hi all,

Thinking of buying a house in SD. Plan to rent it out initially and then move there sometime next year. What are the nice rental areas with safe neighborhood and good school districts?

Any inputs will be appreciated.

Places like Tierrasanta,Point Loma,Mira Mesa, Mission Valley,South San Diego.

Cities like La Mesa,Chula Vista,Poway(?), are some good ones as well.What is your target price?

I am looking at something around 400k- 500k.

Eastern Chula Vista (Eastlake, Rolling Hills Ranch, Otay Ranch, San Miguel Ranch). Mostly 91914, 91915, 91913 zip codes. Nice suburbs, clean, new, trails, leagues, rec centers, shopping, dining. Great Elementary schools. Eastlake Middle is a good school. High School - I've heard good things about HTH and Olympian.

This is difficult to answer, this is a large metro area with many nice neighborhoods- - - you want suburbs? urban? funky/artsy? family-oriented? downtown w/ the hipsters?

Maybe you should rent out down here in the South Bay(Chula Vista,SSD) and then look into housing in Tierrasanta or something.

Hmmm 400-500k might limit you to some areas that are fine to rent, but not the best to live in permanently. Just my 2 cents

Before moving to Alpine, I lived in La Mesa and Santee. Just like any city, big or small, they have their "good areas" and "not so good areas".

Obviously, it comes down to personal preference. Having grown up in the small-town midwest before living and working on the westside of LA for eight years, I was ready to settle into east county (away from the coastal crowds).

Also, if kids are involved, you may want to check websites that rate the public schools. For starters, check out SchoolMatters - Home.

Look at the outer boundaries of the Poway school district. The further North and East you go, the more likely you'll find a home in that range near an awesome school district.
