Do y’all think the SW area of Santee (South of 52 and West of 125) will improve, maintain, or go downhill? The concentration of mobile home parks and lack of eateries make me wonder which direction it’s headed. I had never considered Santee for home buying, but that’s what my budget is looking like.

Nice trails. We have visited just for the hiking.

Just north of the 52 is plenty of shopping activity and access to a trolley.

The nice thing about the area is you are geographically constrained, so there is nothing new that can be built above you. The question is those mobile home parks. If the tenants lease the land, then over time the land will be worth more than the space rents and there will be pressure to sell and redevelop into high density property, like you see along mast blvd

That area has sort of always been a mixed bag, I don't see too much changing quickly. But Santee is transitioning into a more desirable area overall and has been for a while. It is central, affordable, and has some nice amenities like hiking trails and santee lakes.

Well, one nice thing about mobile home parks is more people can live in the area than if SFH were built there. Lower cost as well. Maybe build more of them.

I like this area. It has a great location with the 52 and the 125, as well as Mission Gorge Rd. A lot of Santee is buried deep and it’ll take forever to get out. You’re removed enough from the commercial zone, but still close enough for every store imaginable. Close to the trail heads, and not to far from the lakes. We had an offer accepted off Prospect on a hill (with killer views) but passed on foundation issues.

NYSD brings up a good point about the mobile home parks being sold and redeveloped, but I know some are mobile homes where you own the land, and 55+ parks. In both cases the chances of being sold and redeveloped are slim to none in our lifetimes.

Isn't Santee super NIMBY though? If any new development happens there it's probably going to be sprawl and not dense housing.

No one living in Santee is looking for density...
