Master-planned communities offering 0.5 - 1 acre lots?
Hi there. I lived my whole life in SD up until a year ago when I moved to Texas. Living in Texas has given me a new appreciation for SPACE but also for San Diego. :P
So, my question is, is anybody aware of any "master planned" communities in which homes are / have been built specifically on large lots (thinking at least half an acre to one acre)? By "master planned" I just mean a nice suburban type neighborhood (or rural even, if it's not a trashy area - I sure like sidewalks and underground utilities!). I'd hope that this exists as a typical 4 bedroom, 2000 sq ft, well under $1,000,000.
Not for animals or anything like that. It's just nice to have your own space to play basketball, fly a kite, watch sunsets unblocked by the neighbor's house, etc.

You'd have to go to the outskirts of the city to find that. Half an acre of usable flat land close to employment centers would cost you over $1,000,000, even without the house  But the further out you get, the cheaper land becomes. You can find large lots in north Escondido, Bonsall, Valley Center. Ramona is even cheaper, but I'm not sure about sidewalks.
There's a couple of new developments on (relatively) large lots in South Bay. Check out Quintessa. Lots of foreclosures in and around the place. Lots average 15-18k sf, sometimes larger. Much of it is used by the house (they are starting at 3000 sf single-story, 4000 sf two-story, if I remember correctly). But you should have enough left for your enjoyment.

The only one I know of that is a master-planned community with 1/2 acre plus lots in SD is Gables Crossing but that's well over 1mil. I think you'd have to go further inland for larger lots but I'm not sure if they would be in master-planned communities.

There are a few areas but you are going to pay through the nose. Rural and suburban acreage is quite different. Most of the areas below are "mansion" areas.
Anyway take a look at the following areas:
- San Diego Country Estates (ramona)
- Poway, east of Pomerado, around Espola Rd.
- Area west of Del Dios
- Olivenhain
- Rancho Santa Fe
- Jamul
- Mount Helix / Calavo / Casa De Oro & surrounding unicorp SD County
- Northern portions of Vista
- Bonsall
- Northern portions of Fallbrook
- Northern portions of Escondido, Hidden Meadows
- Far northern San Diego County, Pala / Pauma / Valley Center area

Eastlake Woods has a street that is all gated, overlooking Otay lake and the mountains. They are 1 acre lots. Each gate has 4 - 1 acre properties. I've also seen 1/2 acre lots in Rolling Hills Ranch and in parts of Eastlake Hills, Vistas, and Woods.

The cheapest "gate" house in Eastlake Woods is listed for 1.8 million.
