I didn't move out of Poway I moved into it.
But I found that the gangs that plagued San Marcos were replaced by skinheads and rednecks so its not much better...

Those apartments are just a bit north of gang area. I would avoid any area in San Marcos south of the 78, bordered by Rancho Santa Fe Road to the east, Business Park to the west, (the edge of Carlsbad), and south to Grandon.

re: Palomar Airport. I didn't realize they had started accepting Intl. flights. Still kills me that residents of all those new housing developments along Palomar Airport road are complaining about airplane noise... um, sorry, you could see the airport right there when you signed that sales contract!...but I agree, the animals are the big losers here.

Yeah, I have zero sympathy for anyone who bought a house there and now complains about the noise. It's not hard to miss the airport, and if they did that little research before buying then it's their fault.
Also, the home paperwork has disclosures about the airport, I worked at Bressi Ranch when they were selling. Actually it's just a normal disclosure law for any home that is considered to be in close proximity to an airport.
It's because there have been lawsuits in the past.
Many people just sign and don't read. The disclosure packet alone can be a quarter inch thick. Thats why you request to take the contract home for the night.
There was such a market frenzy, many bought then without thinking about anything but return on investment; thinking values would continue to rise.
Not very smart if you ask me though; if you know anything about the real estate market you understand it is cyclical, kinda like stocks.
Like Bressi ranch, Carmel Valley used to be a major wildlife corridor and supported hundreds if not thousands of species. I have no idea who gave the okay to decimate the entire area and put up track homes. All the animals were just plowed over. The land was originally owned by farmers just like Bressi Ranch (Bressi family farmers).
Guess the farmers sold to the highest bidders and the city had no control. If the city fought it, they must have lost in court, citizens should have spoke up though. I have seen development like that here for twenty years now.
Environmentalists have been fighting the developers for years around here, thats the only reason we still have the wetlands off the 5 freeway. I'm sure you already know most of this but maybe some others don't.
Below is an article from an ex politician/journalist. He talks about how SD's politics are controlled by corporate wealth and developers who could care less about the wildlife. Not surprised with the corruption lately (Duke Cunningham), budget and pension issues etc.

Wow, I have been looking forward to moving into the San Marcos area. I see the relative youth of Cal State SM, and having gone to Cal State Fullerton, I see how much its grown over the last 51 years. It has definitely increased the size of Fullerton, but the job growth and some great communities have grown with it. I see San Marcos as a gold mine that will grow proportionately with the school and the job/land demand increase. Most college areas do the same. I hope to take part in actively supplying jobs and cleaning up what I can. I just have to convince my wife now :-)

I though about that as well if I were to returned there. I guess maybe EastLake (Chula Vista) will be it again.

Check out both, I'm not sure one is really better than the other, just different. SM is not that bad when compared to other places in SD, I was comparing with places out side of California that are a much slower pace.
I personally would much rather live in SM than Eastlake or Chula Vista. Here your only miles from the ocean.

San marcos has gotten safer, nicer, and more upscale in recent years, not less. It is a bargain and schools are improving. It's not Carlsbad, and certainly not Del Mar or Encinitas, but it is a nice area (particularly the newer areas). These boards are full of sour grapes, foreclosure folks, etc. Don't read too much into it. Washington state is a soggy mess. Colorado is colder than sh**. San Diego is the best place I've ever lived.

Thats funny, my family is just toying with the idea of moving too...and one of the places that came up was peachtree...what are the things you like about it more than SD? Do you notice any racial issues where you are (we have a racially mixed family) do you think that would be hard in the south? Thanks

Not really.I'm black and I live in CV.All I know is that the people in TJ don't treat white people that well, and there is a small KKK presence in Santee. They did have nooses and whatnot in Rancho Bernardo but they where isolated incidents.All over you will see bi-racial couples and families.Lots of black/mexican couples and white couples around the county. Thats what bi-racial couple I see the most.

Yeah, I'm totally excited to move back. I moved to Orange County upon getting engaged and transferring schools from UCSD. Once we both graduate, we plan to move back down. Anyone know of a probate/estate planning law firm that would like an intelligent, hard working, did I mention gorgeous, attorney that I happen to be married to?  She's from Arizona, but I converted her to San Diego.
