In a different post I suggested Jeffries Ranch (Hwy 76/Jeffries Ranch Rd. ) No mello roos and no HOA's. It's quiet in this area, lots of kids. The lot sizes are much bigger than Rancho del Oro and the houses are spaced apart more, too.

Yeah, I though jeffries ranch looked nice also except for that traffic on the 76. It is terrible!

Especially at the entrance to Jeffries Ranch...76 (Mission Rd.) becomes two lanes. Making a left turn out of Jeffries Ranch Rd. onto the 76 anytime during peak traffic hours is potential suicide. It's a shame because the neighborhood is lovely.

Yes, I agree the traffic on 76 (east) gets pretty bad at times, but that will get better once they finish widening the 76.
I generally leave the neigbhorhood using Melrose. There's a signal there.
The nice thing is you can't hear the cars on the 76 and there is no "short cut" through our neighborhood, so we don't get too much traffic.

Have to disagree with beachrescue
We are seeing some foreclosure properties in Oceanside sell for above asking in fairly short time frames. So there ARE buyers out there who can close deals, and I don't think they are all paying 100% cash. If we're not at the bottom, we are close. I agree with a previous poster that the "better" areas in Oceanside have not suffered as much as the worst areas, but all in all, Oceanside has been one of the hardest hit communities, especially at the low end and in the condo-conversion sector, where some values have fallen over 50%.

It depends on the bailout.If the govt is guaranteeing 4% loans to the purchase of EXISTING real estate NOT new homes by developers that may signal a bottom. I say MAY because right now the market is very distorted due to many bank failures because of the housing crises.Its the government's fault for threatening banks into making unsafe loans.The government caused the problem now they think they can solve it. Personally I would rent month to month until you see inventory tighten up.Dont listen to realtors...they will always give you a reason to buy!(the REAL reason, they need to eat!)

Vollyball Mom, What elementary school would kids go to in that neighborhood? I am having a heck of a time with the schools in Oceanside. All I have is online ratings and such to go on so it's hard, but it's seems so odd to me that one elementary school has an 8 rating and 1/2 block another is a 3?
