I'm fairly positive of the places you mentioned, the kids can not attend Torry Pines High. Carlsbad is just huge with many area not as good as people might think.
Santaluz is crazy expensive and Del Sur in my opinion isn't worth the money.

If you live in the San Dieguito HS district (Lecucadia south through Del Mar, east to RanchoSanta Fe/Fairbanks Ranch), you can attend. San Dieguito Academy is a lottery to get in since student levels are capped at 1500, which is where I go). If you live in the district, or got a district transfer, you can attend Canyon Crest, San Dieguito Academy, La Costa Canyon or Torrey Pines for high school. This is the top HS district in the county.
Also, Carlsbad has some good locations but some sketchy ones also. A lot of people try to get "district transfers" to the San Dieguito Academy HS district if they live outside the area.

It's generally because the posters can not afford areas in Encinitas and La Costa. It's a sizable price increase.

I could have afforded Carlsbad (about 40k more than RB for similar product), but liked RB better. RB is just nicer as a whole. Carlsbad has some shady areas (as do most places by the beach) and I prefer living in an area where it is nice for many square miles in each direction. Also, the schools in Carlsbad and the other areas mentioned are hit and miss.
I also loath the 5. I think it's funny that people say the 15 is just as bad. The 5 is terrible. It's even crowded on Sunday afternoons. Again, all the places being discussed are nice. If your younger, you'll definitely gravitate towards the beach areas.
I've lived in both, and prefer No County inland below Escondido.
As far as data on the 4S area, I have a Realtor friend at Dolphin Reality there in RB that knows everything there cold. PM me if you want his contact info.

because those area in north county are coastal area, more expensive.

If someone can afford 4s ranch I can't see why they couldn't afford Carlsbad, La Costa, Encinitas, Bressi Ranch.
Most of Cardiff, Leucadia, Olivenhain, for something comparable is probably out of reach though.

but the later 2 is neighboring to Oceanside.
Encinitas and carlsbad( 92011) is at least 100k more than 4S ranch,
generally speaking.

Right, I wasn't getting exactly mathematical but thinking about it if you went price per sq-ft, Encinitas and that section of Carlsbad are more money. However, lots of 4S homes listing for 900 to 1mil and I was referring to those.

Depends on where in Carlsbad.
Aviara, yes, about a 100k delta.
But if you go into the backside near oceanside off 78 (Calavares Hills), that new development back there actually cost less.
Everyone knows the Aviara portion of Carlsbad, and I'll agree, that section rocks.
It's all the other sections - they are a mixed bag.
Places like North county inland are pretty consistent throughout. Camino Del Sur can almost throw a rock at Rancho Santa Fe, and we all know how RSF rolls....that's in the USA's top 20.

Thanks for educating me about the North County coast, Everyone.
I always assumed the entire stretch of coast from La Jolla north to Carlsbad were very nice and expensive. I'm surprised to hear that Carlsbad has some sketchy areas. When I think of Carlsbad, I always think of Aviara and La Costa, both of which are very nice and safe areas.
I guess it's the same assumptions people have of South and East County as being unsafe and less affluent. Bonita, Eastern Chula Vista (Eastlake, Rolling Hills Ranch, Otay Ranch, etc), Rancho San Diego, Singling Hills, Jamul, Steele Canyon and Mt. Helix are all nice areas that would fit in well along the 15 corridor and the such.
