Default Aviara Tramonto - Trashmonto??

I wanted to get some info on a couple areas in South Carlsbad that my realtor has been showing me. I'm pretty much settled on southern part of Carlsbad to settle, and specifically areas in the Carlsbad school distrct

One area that seem to be in my budget of low 500s is Aviara Tramonto. Prices seemed to have come down signifcantly in last couple years in Tramonto. I did some quick check on recent comps and checked some historic purchase prices and there are some owners that may be $200K underwater.

I was hearing from a co-worker who rented there and he really didn't like it, said it was an odd mix of retirees and rental houses. I really don't want to move into a place with large # of rentals. I'm a bit concerned that the mix of renter and potential large numbers of underwater home owners going into foreclosure will turn it into a "trashmonto" in a couple years.

Tramonoto are detached condos and the buildings seem to be on top of each other looks to be nearly identical looking in terms of architecture and landscaping. Looks like HOA is keepings things reasonaby neat, unfortunately to a plain vanilla feel. I didn't see a single soul in the neighborhood an open house tour.

Any thoughts? I probably gonna wait and try for a true single family home next year in Carlsbad, but wanted to get some more inputs.

no, Aviara Tramonto didn't drop much.

you should go inland a little bit, where u can find bottom price.

I actually visit Tramonto often and find it a lovely community. There is a nice mix of different age groups and people keep their homes nicely. The homes are close together, but I have never experienced and noise issues. People seem to get along fine. I think the place is great.

beware the detached condo... HOA fees increases and assessments are a guarantee in your future. Do your due diligence on their infrastructure, many of them share large amounts of water, sewer, power, elecrtrical, HVAC... all the maintenance of a single family home... Imagine the cost of trenching up shared utilities because of a systemic problem!
