No.Not that nice.We call it "Grimeyville" because the NW part of town might just be the worst.

Generally speaking, most neighborhoods close to Broadway are "iffy". In C.V., the further East you go, the better it gets.

Default east vs west
Chula Vista rule of thumb: East of 805 = Good. WEST of 805 = BAD. There are a few spots here and there if you look hard enough, very pretty historic homes (but don't wander out too far at night). That area you mentioned is NOT one of them!
