Hi folks,
Just offhand, does anyone know of residents living in vintage travel trailers, RVs or Tumbleweed Tiny Houses on owned or rented residential lots in the city of SD? Do you know of regulations forbidding it? I tried to look up the trailer rules on the County's website, but the links are broken (sent an email to the webmaster). I've had a dream since age 9 of owning a portable house, but I'm a working stiff, so I don't want to live in an RV park during the 50 weeks of the year when I'm not traveling. The ideal solution would be to have a very small residential lot on which to park the home and live like a normal, i.e. stationary, homeowner, with a patio and driveway.

Are you talking about the city or the county? You won't be able to do this anywhere that has a residential zoning overlay, but many rural parts of the county (the desert in particular) allow it.

Aw rats, I was thinking of the city. I know I could do it in the desert... seems like anything goes out there!

That's the appeal of the desert. It's unzoned, mostly ungoverned aside from water districts... it's your land, do what you want.

City zoning is very specific, and for good reason... no one wants a neighbor parking a trailer on the vacant lot next door and living there!

You live in Hillcrest and you are asking about regs for the city ? Why would you check the COUNTY website. Try Jacumba. You should know better !

that question is at odds for us too here in california...we are having problems with the county enviornmental health dept. because we can't afford a county acceptable septic system...we will continue to fight for our god given american right to live on our own property..but some imup would be nice...good luck to ya....

what desert are yountalking about here? I like the deset used to live in arizona but want to be able to get to the beach fairly close. Are you talking about palm springs? or where?

I think its a great idea. I always wanted to buy a little piece of land, put in a septic, water, satellite TV, etc, put down a slab with tall tough metal awning, and live under it there in a nice motorhome. Travel when i want and park it there when I want to stay awhile. It is easy to do in Texas, but I do not know about S.D. county's regulations about permanently living in motorhome on your own piece of land.

Hi Boose,

I restored a vintage travel trailer for just this purpose, spending five years of my life to follow my dream of buying a lot, living in my travel trailer and living mortgage-free. I was shocked to find out that it is illegal to live in a travel trailer on your own property (of course after the restoration was complete)!

As far as I know, it's the same anywhere in County of Los Angeles, and also in Ventura County (not sure about San Diego).

I believe that anyone doing so in the desert or elsewhere in these counties are doing so illegally.

Also, you should know that developing a piece of raw land is very expensive. Installing a water meter can cost 10k to 20k. Digging the treches to utilities such as electric or telephone can cost thousands, and grading a lot, well there's another few thousand. Perhaps you don't need this because you are going to live on batteries or a generator and water tanks, but my vintage trailer is a park model, without such ammenities!

I'm not telling you all this to be discouraging, but rather to share what I have learned.

I think we both should still doggedly pursure our dreams!

I would appreciate any further information you have learned.
