I love San diego and have been here for 15 years but have always rented. I dont want to leave San Diego but need a single level home that has at least 1500 sq ft and is in a nice area and not too old.
It seems impossible to find here even with the decrease in prices.
Any ideas on where to find a location similiar to san diego that offers good schools, a fun lifestyle, a safe community, great weather, dog friendly, great healthcare and affordable homes under 170k?

I am open to all ideas

I was going to move to sw florida but there seems to be a lot of dissatisfaction with many of these issues based on what people are saying on the florida boards. I specifically was worried about crime in many of the forclosed property areas with great deals.

Does anyone know of a Safe and affordable place in or near san Diego without all the crime that goes with getting a forclosed property. Somewhere that prices are down and deals are to be had but that you dont need to worry about people making a living off of auto theft and property crime of your possesions?

I greatly appriciate your suggestions.

Thanks for your reply. Yes that is one place I have been looking but it seemd hard to find a nice hope thats under 170k . I have also considered the area of menifee and winchester. If anyone lives up there please tell me what you like or dislike about that area.

Wherever you can park your Winnebago... I think that could meet your "under 170k" criteria.

170 is 1996 prices. If you find that here it's going to be in the scariest of hoods.

You probably can't do it, nice, safe areas, 1500 sq ft, not too old, does not equal under $170,000. It appears you might be better off re-considering Florida. I am not even sure about that. Even here in NWA, it isn't easy to find what you say you would like for that money. Well, you can, but it would cost close to $170,000.00 and we certainly are not anywhere near Ca or Fl prices.

Have you considered San Antonio? S.A. is like the Texas version of S.D....military town, lots of spanish mission history, not super fast paced but still a lot to do. Family friendly (zoo, Sea world, Six Flags) and real-estate is still way more affordable than here. $170K would get you way more than 1500 sq. ft., I can promise you that. And really not much in the way of natural disasters either- no hurricanes, earthquakes, wildfires, and very few tornado watches (nothing like Dallas). If we moved, that's where we would go.

Maybe a manufactured home further out East?

Interesting website on homes under 50K:More Places To Buy A Cheap House

If you get some inexpensive land, a sandbag home can be built very cheaply.

cob houses can also be built cheaply
