I am a landlord right now rents are headed south...you can always negotiate down,if you have good credit etc...ask for 100 a month less for rent.It is both a good time to rent AND a good time to buy.

I grew up in Vista. It is really hit and miss. Retail? Eh. Vista Village isn't bad for a newer shopping center. Couple good restaurants. I like how the core development is meant more for walking than driving.

If you look hard enough, you might find something charming for that price. Shadowridge is blah, save for a few pockets. The Alta Vista area is my personal favorite as far as incorporated neighborhoods. It might be tough to find a nice house there for $1700 that's not a little rough around the edges. As vanilla as it is, I'd stick to Shadowridge for apt. living in town. Breeze Hill area near the courthouse has a couple nice condo/TH developments. They're not architectural stunners, but my wife lived there before we married and they're nice big places, Charlemont being the name of section of townhomes.

Otherwise, I agree with others - I'd exhaust opps in Leucadia.

thanks everyone
i'll be on the lookout for encinitas and carlsbad but i'll check out vista again. we have to move in a month and i just hope we find what we're looking for! ahh!
