Very true on all parts.
-Go to Parkway Plaza and you see just about every type of race and religion.That's pretty cool because some places in the county just have one "dominant" race or religion.
-Being black myself you will notice things like that and El Cajon did not have as many black people as it does today.I don't know if that is a good thing or a bad thing but time will tell.Also if you have been on East Main by Avacodo to about First there is a handful of Middle Eastern shops and eateries.That's pretty cool if you ask me.
-My thoughts and future of the EC Valley?First people need to let go and really take a look at what makes a place rough.Though it is no Solana Beach it is not a Oakland,CA or a Detroit,MI either.Nothing wrong with a little diversity and a little bit of crime.The EC valley is flirting around a population of 100,000 residents.For the future it's a hit and miss.There are some slummy apartments on say East Lexington and West Madison but have you seen the homes on streets like Granite Hills or Chambers?Those aren't that bad.El Cajon could emerge as the powerhouse city in the E.County(knocking out which I say Santee holds unfortunately) but things like malls,schools,and developments need to be built to attract a better "crowd" to live there.

El Cajon is just huge. You have areas over by Grossmont which seem like normal single family homes. You also have singing hills which is a bunch of mansions. Then you have the ghetto in the middle. But the homes on the hills above it do have an awesome view.

Hey OP here!
I've moved into my little house... it's behind Spring St., near the Collier Park area and so far so good
Last weekend I took a drive down La Mesa Blvd. to check out the trolley area. While there were a few sketchy personas and little thugs running around I don't have any plans on walking around that area late at night and alone. I have consistently seen joggers on my street as late as 10pm so I'm thinking I picked a pretty good spot?!
I grew up in Riverside/Moreno Valley which is no gem, believe me. I don't live next to any large apartment units and stayed away from those on purpose as I know what kind of renters those tend to attract.
What time does the village shut down at night? Does anyone go out over there on the weekends? Just wondering

Oh I wanted to add Santee might be doing well, but for a liberal like me it's sheer hell. Not to mention, the sight of painted confederate flags on lifted trucks was a bit much too bare, add the crack/meth heads in and I don't have an ounce of interest in staying there. Overzealous police that stop you for the slightest infraction yet don't see the teenagers driving a million miles per hour down my street?!
I have also experienced people in Santee to be extremely polite, but I have to wonder if that had been the case if I was not white. Hate to say it, but it's the underlying theme out there...

Having some diversity can be a good thing. You are right about time will be telling on the type of people who move in there.
I think most El Cajon White residents don't have a problem with Blacks or Mexicans moving in if they are good hard-working citizens.
But if you get a big increase of violent crime by ghetto-type Blacks and Mexicans coming in then I'm sure there will be opposition. For that matter they don't want White trash types coming in either.
I'm living in Fletcher Hills and love the neighborhood. Its quiet and crime-free for the most part.
My neighbor is a Mexican-American, hard working, nice family. We look out for each other like good neighbors do.

Not spectacular, but a much better area. For whatever reason it does not have the concentrated poverty. El Cajon Boulevard and 70th is nasty, but the neighborhood is mostly OK. Even the areas around Rosebud Ln. are not that bad - if you go a few blocks away you are in Windsor Hills and then Art Madrid Heights, which is a very upscale neighborhood. Generally though, apartment complexes in these areas are just very hit-and-miss.

Good to hear you like it. I was at Grossmont Center today and drove around a little, that area is nicely developed with lots of things going on. I also went to GTM Discount Stores which is across the street from Lemon Valley trolley station, in case you are looking to shop at a store similar to 99cent/Big Lots, the selection here is probably better.
Wow, they have a 25% off coupon good until 9/1.
