Nice post and pretty accurate too.

I don't think you will find much in the way of apartment rentals in Point Loma / Roseville / La Playa area. It's mostly larger homes and apartments over there tend to be pretty nasty. However there are some condo complexes right near the water that could be good.

As for 5th ave near the park, it's a great area and the access to the park is superb.

Mission Hills is probably my favorite neighborhood in San Diego. It is very expensive but very nice. I also think you'll like Hillcrest. It's really not all that crazy at night either. People are out and about, but it tends to be an older, more sofisticated group. The only issue for you might be that nearly all the nightlife (bars especially) is geared towards gays. We lived in the neighborhood on the north side of Washington st for a few years, loved that area.

The business area near Shelter Island is often called Point Loma Village. Here's a rental example:

Just search Craigslist for "Shelter Island" or "La Playa" and you'll get properties in the general area:
