I don't live too far from there. Where I live (35th & El Cajon) is also dumpy, but we don't have any problems. If you want luxury, you're going to pay for it.

I used to live in North Park on Ohio and El Cajon, we never had any problems but there was some prostitution which was irritating. I moved like 10 blocks over to Normal Heighs (35th and Adams Ave area) Lots of stuff for rent over here, and it feels more quaint small town neighborhood like. Deftinatley not far from where you are looking but I feel much safer and like to get out and walk the neighborhood. I do really like Normal Heights/North Park because you have a lot of restaurant/bar options, close distance to grocery stores and it is relatively easy to get just about anywhere in San Diego from up here.... PLUS it stays a couple degree's cooler (with a breeze) that living in Mission Valley etc... Drive around and look for FOR RENT signs because a lot of places in this area don't advertise on Rental sites...

Good Luck!

3900 block of 33rd st is freeway adjacent and dumpy. Avoid.

North Park is lame now. Sorry but I had to do it. Normal Heights is a much better option while it's still "Normal", and hasn't been touch by redevelopment which makes an area even more expensive to live in.

I really love Normal Heights over North Park for sure, more small town feel right off of Adam's Avenue.

Stay away from places between El Cajon blvd and University Ave.

I live between El Cajon Blvd and Orange Avenue. Yes, it's dumpy, but we don't have any more problems that everyone else has. I work nights, and sometimes I get home very late, and I've never been bothered. I subscribe to the SDPD eCrime Watch, and I've never seen anything out of the ordinary on the list. Just the usual stuff.
