I'm amazed Southland is still in business - I was trying to find a bookstore there one time on my way home from work, and it was deserted. Same with Hilltop, but even worse - I went there and the place was empty, but there was a creepy merry-go-round playing music.

I have to drive through Hayward for about 15 minutes twice a day for work, and gradually over time I've come to realize it's not as bad as it first appears. You can see little shops thriving, and there's one little strip where people seem to gather and has coffee shops, etc. For the most part, though, I think someone here said it best - the place has resisted gentrification. It's downright unattractive, with chain link fences and run-down businesses everywhere.

That said, it feels like this topic was only opened as a way for someone to vent their spleen against a region that they have some prejudices against, which is not very healthy, generally speaking. Why take the energy to harp on a place you don't like? Just don't go there. Hate the East Bay? Fine, fair enough. Don't patronize its businesses or drive on its freeways. Everyone has places they like less than others, but going out of your way to talk about them endlessly is just plain unbalanced.

To answer your question Mr Fantastic,

San Francisco has a larger population than Oakland.

In some categories, violent crime numbers in San Francisco is higher than Oakland, but because Oakland has a smaller population, it's rate is higher.

Oakland - 400,000 pop. with 100+ homicides
25 homicides per 100,000

Oakland - if it was 800,000 pop. with 100+ homicides
12.5 homicides per 100,000

San Francisco - 800,000 pop. with 100+ homicides
12.5 homicides per 100,000

San Francisco - if it was 400,000 pop. with 100+ homicides
25 homicides per 100,000

Hmmmmmmm..

It is you that is insecure, that's why you persistently bash Oakland

Generally speaking, traditional malls have lost tons of business in recent years to strip malls, particularly the ones with big box stores as their anchors, surrounded by a host of smaller stores. They are like malls, only far cars-not people. LOL

Lifestyle Centers like Bay Street Emeryville have also taken a huge bite out of business from traditional malls.
Those types of places are really really expanding. In San Diego, we have a large type big box anchor center in between two large malls plus a smaller one across from one of the malls.

The Emeryville Marketplace and the Bay st. shopping area are also really popular. I go by the market place most times when I'm in the Bay Area. They have some Italian place in the food court that I really liked.

But yeah, I think in general the ENTIRE East Bay sucks. Its the **** hole of the Bay Area. Its the side with all the heavy industry, oil refineries and ports. 70% of all the homicides in the Bay Area occur in Contra Costa Or Alemeda Counties(AKA the East Bay). All the cities there are hella ghetto and the crime rate is hight too. Even the nice parts of the East Bay like Concord and Walnut Creek and Livermoore suck and are very boring and subruban and still have high crime rates for a city of that wealth. The East Bay hills are plain and brown with rarley a single tree ever growing on its hillside. Oakland is a terrible regional hub city that has so many types of problems. The Raiders suck and all their fans are on drugs. The A's are a worthlesss team and the Warriors are the crappyest team in basketball for the last 2 decades. Yeah I think the entire east bay sucks, even Berkley(yeah i said it).
I aslo think San Jose and the south bay suck. I wont go into details but I feel the only place worth living in the Bay Area is on the Golden Gate AKA the West Bay AKA the Marin and San Francisco peninsulas AKA 415/650.
Did i mention that the SF Giants are world champions?

I guess the port of SF and the polluted area of Hunters Point don't count?

Hmmm...maybe but I need some stats.

I'll let someone else address this.

Way out in left filed with this one:

Wild lands in the east bay hills. Those big things with all the branches on them are naturally growing trees.

Wet enough for a watershed to keep lakes full, in the east bay hills.

Even many neighborhoods in the hills (this is Berkeley) are essentially urban forest. Now it's true that the hills are drier farther south, from about Hayward on.

Oh yeah, you're the one who wants SF, SM and Marin counties to merge lol

I was going to tell him that if you remove the East Bay and South Bay, that leaves no world class universities for SF...(whatever will he do?) LOL
