Hi All --

I've been looking to buy in Concord, CA and I found exactly what I have been looking for on Greenbrier St., which is off of Hillsborough Dr. east of hwy 242. I've read in some other places that this isn't the greatest area and was hoping to get any input I can. I have tried calling Concord PD to get some public records on this area but they are closed until Tuesday with the upcoming holiday. I was out there yesterday and went through the area myself, and it just didn't look THAT bad to me. Am I just not seeing it? Any help is much appreciated.

Compared to Lafayette, Walnut Creek and the San Ramon Valley, Concord has more crime, but it's almost all property crime and not at all like Antioch or Bay Point. I went to High School there myself, and my uncle still lives in that area, near Treat and Cowell, and has had no problems.

It's really funny that you asked this today. I just took some clients around that area today and I'll be there tomorrow for an Open House (I'll PM you the details if you'd like).

The neighborhood is called Sun Terrace. It's not a bad area at all - it's a working class neighborhood and I've always found the neighbors to be very friendly. I have a friend that lives on Yukon which is how I originally got involved over there. If you drive around, you'll notice some shabby early-1960's housing stock, but as far as neighborhood safety? I'd have no problem living there.

In fact, when I first moved to California, I did look at houses there. The reason we passed it over is that we were looking for something post-1980s and as you'll quickly find, much of its stock is 1960-1962 and the available stock on the market now tends to be homes I'd consider mild fixer uppers. The home on Greenbriar that I suspect you saw would be an exception. Most of my clients are looking more in the 200-240k range and plan on doing small makeovers.

In my line of work, I have to pretty careful not to 'redline' an area, but I'm more than happy to give you my personal advice on parts of Concord I'd tend to avoid. But, if you're looking for something polished, I'd also like to recommend some other neighborhoods as well.
