good point, I would definitely check out West Portal, it's a cute little area. Some of the houses around Forest Hill and St. John's Wood are really expensive but there should be some decently priced apartments near the West Portal station.

Yes, I'm not crazy about her walking through Civic Center, nor would she. I will check out West Portal (and other neighborhoods) thanks for the recommendations.

I know we won't find anything like it in SF, nor is it necessary, but for the past many years we have lived in a gated, upscale subdivision, so I am trying to find something very safe and if not upscale then at least in a fairly nice area to rent for awhile. She has never taken a school bus, attending private schools with no bussing, so taking MUNI will be new to her, and I'm trying to keep it as simple, fast and safe as possible (and inexpensive so I dont have to spend hundreds just on getting her to school and back). Though she is excited to do so lol. I didn't even ask but assume this school does not offer transportation.

This is the cheapest option too with the 17 and under Muni pass going for $20/month.

If she takes Bart she is walking from Civic Center station, this is homeless dweller central.

The K,L & M trains go underground at West Portal so they are much faster the the N train from Sunset which has the very slow stops at Cole Valley and Duboce Park. Since 3 train lines meet at West Portal, your wait time for a train is also less.

Other nice, safe and centrally located neighborhoods are Forest Hills,Forest Knolls,Midtown Terrace,Laguna Honda,Twin Peaks,Miraloma and Diamond Heights. The first four mentioned are walkable to Forest Hills Station(a 10 minute ride to Van Ness).
