my mom moved to Oakland about 2 months ago for a job (i miss that lady lol) and shes buying a house already. she's hellbent on buying this house on 66th ave. whats the neighborhood like... I trust my mom's judgement but damn i dont think she's been in the city long enough to really know what neighborhoods to buy in and which ones to stay away from...

In between Macarthur and Outlook?

Even at first glance, one gets an idea of the sort of area that is. There is close proximity to higher crime areas, but if you excercise street smarts, you should be okay.

Personally I think she should consider Maxwell Park just on the other side of Mills College instead of Millsmont, but perhaps the prices around Millsmont are more reasonable.

Also, the Frick Neighborhood right below Macarthur in btwn Millsmont and Maxwell Park is a very neat and tidy neighborhood.

of the three, Id rank Maxwell Park 1st, Frick a close 2nd and Millsmont 3rd.

No, Millsmont really isnt so bad to areas farther below Macarthur and more towards East Oakland. For the most part its quiet.

I think its a wise investment now considering home prices are already starting to climb all over Oakland-including more middle class areas like Millsmont.

Ummmm, what part of 66th Ave.? That's Millsmont geographically, but most of the "Millsmont" folks consider Seminary to 64th Ave and Mondanock to Sunnymere below Outlook, and Seminary to 73rd Ave. above Outlook to really be Millsmont. The houses and the neighborhood on 65th Ave. - 66th Ave. are very nice, but for some reason Millsmont neighbors don't seem to interact as much with them. After 66th Ave., it's more hit and miss, and then 68th Ave. to 73 Ave.above MacArthur to Outlook Ave. is sketchy, but not a lot of the Millsmont folks would consider that Millsmont in reality.

Basically the closer you get to Eastmont Mall the sketchier it gets.

True that. I think 65th. Ave and 66th Ave. are sort of separated from the rest of Millsmont because 64th Ave. Place is such a sketchy street. If that street was sort of normal, then those other two streets would fit right in to the rest of Millsmont. But no matter what, 66th Ave. is the cut-off until you get above Outlook Ave. After that (MacArthur to Outlook and 68th Ave to 73rd Ave) most of us consider the demographics closer of that area closer to Eastmont's neighborhood.
