Sort of strange the HMB comes up green. Maybe it went really low earlier. In general prices there are much lower than 3 - 4 years ago. Meanwhile closer in parts of the Peninsula have essentially been flat since the crash, but seem to be edging upward now.

They? I, personally, made that map myself! And the reason I cut off Marin is I didn't have room to show it with the tool I was using.

If you spend any time reading Moderator cut: advertising/promotion of another site not permitted, you would notice the focus on the blog is primarily Silicon Valley, and that's what the readership expects. But I'm happy to run disasters from Marin as well, especially as the excellent blog Marin POS stopped updating more than 3 years ago.

I'd say what Marin is known for, as far as bad, overpriced housing goes, is a lot of very poorly maintained homes on wonderful pieces of land. That's different from Silicon Valley, where we have tons of identical tract houses with zero character that sell for almost as much as the idiosyncratic crap in Marin. I tell you, each place has their own flavor of bad as well as good.

Maybe I'm missing something, but the median sales price is not that great of an indicator of the home price dynamic in any given area, is it? We are not talking same properties being re-sold at different prices, right? If the MSP goes up, it just means that more expensive properties are being sold and does not necessarily mean that the value of other homes goes up the same amount or even at all.
