I am thinking of either Inner Richmond or the Mission Bay area.

I will be getting rid of my car when I move to SF, so walkscore of 90+ will be important in where I choose to live.

If you guys have any tips and tricks on finding good apartment deals in these areas, please let me know.

Getting a "good deal" is almost totally dependent on how clueless a landlord is. If they know how much apartments are going for now they will charge a typical rate, which will be a lot. But if they don't pay attention to the market and think prices are similar to what they were 5 years ago, or if they don't really care about their property, they might charge you several hundred less...the main way of finding places is craigslist, that is where 90% of listings will be. The plus side is they are easy to look up, the negative side is that tons of other people will be reading the listings too and trying to get the same places. You can walk around neighborhoods looking for "for rent" signs but most of the time those places will be listed on craigslist too, but sometimes you'll find one that isn't listed online.

Probably the most reliable way of getting a good deal is to live with roommates because often someone will be on an old lease which hasn't been raised much in a long time...so if you were looking for a 2br on your own you might be unable to find anything under $2500, but if you lived with a roommate you might pay $800 per person to live in a 2br that was still renting for $1600 in total...but the problem is that when the market is tough like it is now, it's very hard to get anyone on craigslist to reply to you when you respond to their "roommate wanted" ads, because they are getting hundreds of replies. In 2007 when the market was really tough and I was getting frustrated by nobody ever getting back to me when I replied to their ads, I made a fake craigslist "roommate wanted" ad for a small $700 a month room near Dolores Park, to see how flooded I would get. Within about 5 hours I had over 500 replies in my inbox.
