If you were a newly wed couple mid 20s. planing on starting a family soon.a big family!
One works in downtown sf, the other in south san francisco. we already decided the schools our kids would go to. we have two great options. one is a k-12 school in the richmond district (its actually the school my hubby and i went to ) and the other option is this k-8 school in sunnyvale and high school in Palo Alto. both are good schools.

Would you rather live in the Sunset district of SF,Richmond district of SF, Sausalito, or Sunnyvale?
your house budget is about 1.2mil

I like the Richmond best of those options, but I don't know much about the schools except that they look cute. Wouldn't Sausalito be a crazy commute for everyone?

1)Sunnyvale. One of my favorites suburbs on the peninsula. Everything is so convenient there. However I think it is too far to commute to SF.

2)If its Sunset vs Richmond I will pick Sunset because it is much easier to get out of SF going south towards the freeway. However for the 1.2 million price range I will definitely prefer West Portal or Forest Hills over Sunset. These are much nicer areas than Sunset. They have the three Muni train lines going directly downtown. If I wanted to I can get to Powell station in 12 minutes from Forest Hills station.(if the lousy train doesn't get stuck!) Also from Forest Hills one can go down O'Shaughnessy(via Woodside) directly to the 280 or 101 freeways near Glen Park station. From West Portal one can go the back roads to 280 north to 101 south easily and avoid the 19th Ave. rush hour traffic nightmare.

3)Richmond. If I was going to pick Richmond I would be north of Geary. The number 1 bus on California is one of the few decent routes on Muni. One can take it to the Upper Fillmore St shops,the Polk St. shops on Lower Nob Hill,Chinatown & the Financial district. Much better than the 31 or 5 buses that go down Market St. past Civic Center.

4)Sausalito. The last time I went to Marin on a Sunday it took me an hour to get back into SF due to the traffic jam on the Golden Gate bridge. I would not live in Sausalito and deal with the bridge traffic jams.

Assuming the schools are equally good, the work commute from Sunnyvale sucks big time so I'd rule it out.

If you're going to live in Marin but not use their pubic schools, that's a waste of money since good public schools is a reason properties are so expensive there. I'd rule it out too.

So I'd live in ether Sunset (1st option because it's a nice central location for everyone) or Richmond Dist (2nd choice).

I know public schools in Marin are great but we really want our kids to go to a private school (for the religious and cultural aspects). and the private school we considered in Marin did not fit our standards

If we were to live in Sausalito, my hub said he would bike to the ferry and then bike from the ferry to work (his work is not too far from the ferry building).
I can't really do that because i work in south sf.
on a scale of 1-10, how horrible would the commute from Sausalito into the city be?

We also considered the commute from Marin County to South San Francisco as my husband works there. On a scale on 1-10, with 10 being the worst, I give it a 10. No way. It is horrible, we tried it out a couple of times. There is no way I would put him through that every day.

If you want to expand your options a bit, they're in the process of adding new ferry service to South SF from the East Bay.

Of your choices I'd go with the Richmond, but that's because I love that neighborhood, not because it's a great commute.
