living in the urban core of the bay area is expensive and not as safe as the suburbs and glenview is relatively safe and reasonably priced area
it has nice urban housing stock,highly ranked resaurants, fairly decent access to downtown sf

protero hill is an up and coming area and by urban city safety standards glenview has arrived


protero hill pop. 10,000 glenview 8,7000

median income protero hill $83,0000 glenview $90,000

median home price 2009 protero hill $1,000,000 glenview $55000

ESPECIALLY in lower income areas. Oakland is held to a much stricter standard by Goldtastic and the like but when forced to actually compare ANYTHING besides crime rates, they fall flat on their faces.

Compton has less violent crime than Oakland.

Safer than 4% of the cities in the US (Compton crime index is 13)

Oakland Annual Crimes (per 100,000)
VIOLENT
16.12 (Compton: 13.82)

PROPERTY
45.60 (Compton: 29.05)

OVERALL
61.72 (Compton: 42.87)

It seems to me that overall, Compton is the safer city and more upcoming city than Oakland.

There are some condo options in SF for that price range. And some probably a bit more expensive than that range.
