Default Tight, competitive rental market and the 30 day notice

Hi everyone,

Was wondering if anyone had ideas on what many ppl are doing in this tight SF rental market in regards to giving the 30 day notice to the current landlord? Are ppl just hoping they luck out and land a place before they must vacate at the end of the 30 days? Taking anything they can get towards the end? Are some overlapping if they can financially?

We have a nearly 3 yo and with no family at all nearby with whom to stay in case nothing comes through. We desperately need more space (+ the landlord is an epic deadbeat) but the risk of not finding a place before the 30 days are up is scaring me into not even attempting to do this unless we can lose a months rent (giving the notice AFTER we've secured a new place).

In really tight rental markets, you'll have to find the new place first and then lose a month's rent on the old place. Don't give your current landlord any notice until you sign a lease somewhere else.

..or you can move out of the City where the market isn't as horribly competitive.
