Your math is a little off. The most expensive uptown 1 bedroom condo is about $400k. Your SoBe condo is 470k, about 18% more. And the HOAs are about 80% more. So that's about 25% more expensive than the Uptown comparable. You rent example is 2700. The equivalent uptown place rents for about 2200. This works out to about 25% less.

In the expensive Bay Area, a 25% price difference is significant. Based on the math SoBe is significantly more expensive than Uptown.

On the other hand there were plenty of other condos in the area selling for under $300k that rent for 2000, making them a better deal for an investor. Especially when considering the HOAs are nearly half.

You are mistaken Doc as you are not an expert in the Uptown Condo market.

the uptown area has developed remarkably over the last 5-8 years gaining a vibrant night life on friday and satuday nights iit is undeniable uptown is an area with a nationally recognized dining and entertainment scene(nyt,latimes ,boston glope,forbes,travel+leisure etc) with a 15 minute bart ride to downtown sf

in uptown you can purchase a nice sized,well appointed condo with mortgage payment being the same or less than rent in san francisco. some people like the idea of instead putting that $2700 a month in someone elses pocket you give yourself equity and tax deduction.

there is no evidence that the gentrification of uptown has slowed and no evidence that rents are going down in san francisco. uptown should continue to be an attractive and more affordable option.

so glad DocGoldstein no longer posts here, as he obviously had no inkling what he was babbling about.
this was thread was cringingly laughable to read when he originally posted it. now not even a year and a half later, it is even more absurdly funny. i hope nobody followed his idiotic advice concerning downtown/uptown oakland's housing market.
