Posted this in the San Jose forum but not many replies so trying this one:

We are relocating to Silicon Valley and are looking to rent a house in the Mission San Jose (zip 94539) area. My husband will be commuting to Santa Clara near the Yahoo location (Great America). His hours are flexible (lots of working with people on the east coast). I'm an experienced software engineer (Java server side development) and will be looking for a job after we settle down a bit. We've done tons of research on the Internet, including looking at traffic patterns on Google. But I would like to have more feedback from those of you that actually live out there now.

1)What will commute be like for my husband on 680 from MSJ to Great America Ave. in rush hours?

2)What will commute be like for me if I start looking for jobs in the job centers of cupertino-mountain view-sunnyvale-santa clara etc.? Looking on Google, it seems to say about 35 minutes to Cupertino/Mountain View in rush hours but I don't know how true that estimate is. Or should I consider Pleasanton for a reverse commute?

3)Having done some salary research, I'm thinking $120k-$130k is what I can expect for the job market there for doing Java development. If that's the case, our family will be bringing in about $320k annual income. We can also make a down payment of about $500k. We are thinking of buying houses near/under 1.5 million after a year or so. How realistic do you think our plan is given all the craziness in the real estate market there? We do have excellent credit (close to 800 scores) and no other debt but taking one million dollar loan is still a bit scary to me.

1. I lived in MSJ for 10 years. The commute is horrific especially once you hit 237. Why not go further south, say Milpitas or Santa Clara?

2. West San Jose is more centrally located for commuting, not Fremont.

3. MSJ is really overpriced. The main selling point over other areas nearby is the high school. I went to that high school and it's extremely stressful. Your child can reach the top 1% of the class much more easily at a less competitive high school.

Imagine the mortgage payment on a 1.5 million house in the Weibel area of MSJ. 1 million max even with the 500,000 down payment. Unless you love running the rat race.

How would you feel if that 1.5 Million house declines in value to only 1 Million? What if long term interest rates go up to their more normal historical range? What will happen to the price of that house when 30 year mortgages go back to 7%? What will happen to prices when the Hayward fault has its big quake - research the 140 year cycle on that fault, the last big one was in 1868!

The commute on 680 is horrific once you hit 237 as stated above and is even worse coming home in the evening. It pretty much backs up from Milpitas all the way to CA-84 at Calaveras. That's about a distance of 13 miles. Even though you can afford it, I'd try a different area of Fremont that's a bit cheaper so you don't have to take out that massive loan.

It seems like a mortgage and commuting are your biggest concerns. Working in the South Bay and commuting back to Pleasanton would be at least 45 mins minimum and that's on a 'good' day. You'd most likely be looking at a 60-90 minute commute. Pleasanton is a more upscale middle class town so you can probably find a nice house for less in Pleasanton than you can in Fremont.

As stated above, the big attraction about the MSJ area is the high school and if you don't have kids then why pay for a school you won't ever be using??? I'd try a different area of Fremont, Milpitas, or somewhere closer to work in the South Bay. Pleasanton is an option but just know you'll be going farther which means an even more hectic commute.

If you do choose Pleasanton, when going back home at rush hour you can skip the stopped traffic on the Sunol grade by getting off at Sheridan then making a left at the stop sign and then making a right onto Mission Rd. It goes down the side of the grade and you can bypass the traffic and squeeze back on at Andrade.

Regardless of your choice just remember that the Freeway doesn't always have to be your one and only option. It usually is the most efficient but in the case of an accident, construction, road/lane closures, or just plain ol' really bad traffic it never hurts to open up Google Earth and research alternate side routes and shortcuts to at least keep you moving.

As long as you are not on the fault zone it is fine ... mission is mostly solid rock .. so it is safe.
Remember most of wiebel is on the fault zone and so is warm springs .. look at the maps .. Being on fault nowadays doesnt affect people .. they still buy like mad ..

Bus 120 goes from BART through Mission, then Yahoo campus, then Lockheed Martin TC and all the way to Google.
Excellent, comfortable, clean fast bus with free wi-fi.Yahoo provides bus passes.
From the Lockheed Martin TC you can get almost anywhere, but probably not very fast.
