i'm considering buying a very low price point (80k to 120k) condo in the bay area with cash. there are some on the market at those prices, but inventory is low. i'd like to have a few seach areas. i'm thinking oakland, hawyard, and hopefully a couple other cities. it can be a studio, jr one bedroom or one bedroom. I'd like to stay out of the far suburbs such a concord or Antioch. I'd be ok with a transitional urban area, but not in the middle of the ghetto, with bars on the windows and heavily gang infested areas. A cosmetic fixer is ok too. Any suggestions, as far as cities? I'd like to keep my commute to oakland under 20min on the freeway.

I think that ship might have already sailed... A condo in our complex that cost 150k three years ago just sold for 250k.

The other problem is competing with the all cash buyers.

i'm an all cash buyer. the problem is inventory is low. i'm going to look into short sales

Are you planning on living at the residence? Being an all cash buyer may not be the smartest choice when you factor in how low the interest rates are right now, and the various financial benefits of paying a mortgage on a residence.

You'll also be able to afford more house, and thus expand your options.

im self employed and starting a new biz. i don't want a mortgage. im going to either rent for 3 yrs or buy a cheap place for cash and live there for 3 yrs.

Well, I suggest you run the numbers, especially since you plan to rent rather than buy if you can't find something in that price range - since you could buy a more expensive condo, have a mortgage that is markedly less than rent, and still have plenty of dough left in the bank.

self employed, starting a new biz, loans are hard to come by. I don't think he will find anything in his price range based on requirements listed
