eh I'm not too sure about that. sure, there are patches here and there that are OK in the Lower Bottoms, but overall it isn't very safe.

I see hipsters riding bikes all around here these days. it's only a matter of time before this area is the new SOMA. If I could I'd buy some houses in this area and just wait. Its' close proximity to SF is a win win.

you missed the boat on buying houses in the neighborhood and waiting for the big payoff, at least in the bottoms. the most recent place that was flipped sold for 200k over the asking price of 500k.

that person really overpaid then. i wouldn't want to be holding the bag if/when the bubble bursts...

There are loads of speculators in West Oakland right now. I think they are about a decade too early!

while i agree that they overpaid, living in said neighborhood, it is amazing how quickly it is changing. i think that decade is gonna pass in at least half the time...

I like West Oakland a lot and I lived there for around 5 years (I moved to JLS last June), but it's just not going to gentrify at the speed of places like Uptown/Temescal/JLS/Grand Lake for a while. If they can tackle the crime issues and build a decent grocery store it would help, but it's still a ways off. It would be great if they could revitalize 7th street given the proximity to BART, but it seems pretty stagnant. There are a few cool spots here and there, but it's still really, really patchy.

I thought the city was going to move all the car dealerships to west Oakland to make Broadway a big out door mall.

West Oakland is pretty hit-and-miss. Although a lot of "hipsters" ride their bikes through this particular area (on account of it being a direct route between Oakland and Berkeley), and even with non-hipsters like myself biking through there often, it is not a place to stop for lights, pedestrians, etc. let alone live in. The pocket park at the corner of San Pablo & 32nd, which is close to West & 32nd, is one of the sketchiest corners in the area. All kinds of hobos, drug dealers, prostitutes, etc. wandering around at all times of day and night...

P.S. The only place I've ever seen a homeless person stoking a fire in a trash can (you know, like in those post-apocalyptic movies set in some NYC ghetto?) in real life was at the corner of San Pablo & 35th. Way to keep it classy, Oakland!
