Selling a house in one of the hottest markets in the entire world seems premature in my opinion.

Why hire a property manager and rent out the house (assuming it's paid off)? You can get tertiary income to fund retirement.

UPDATE: All contingencies lifted yesterday and we're good to go! Buyer is a 30 year old single mechanical engineer who's been saving for years. He's putting down 40%. WOW. It all happened really fast. Unlike lots of stories we heard, we did not get a bidding war and he did not pay over asking. It's Hayward and I think our realtor may have listed it a little higher than she should have. Oh well.

Thank you! Looking to move out of the Bay Area, probably to Portland, OR or Vancouver, WA.

I can work from a home office with my current position, so no need to be local here. Wife and I have invested in our 401K's and in the market (dollar cost average strategy) for over 20 years (mainly a S&P 500 index fund) and they have appreciated nicely. Time to enjoy some of the fruits of our labor. It takes a lot of hard work, discipline and patience, but it can be done.

We bought our last home in early 2012, and it has also seen some nice appreciation. Our neighbor, who has the same model, just sold his, for a nice gain. He and his wife will be moving to Napa, to retire.

For me, just a few more years and it will be time to "pull the plug".
