Has Richmond's terrible reputation improved at all in recent years? Has there been any "gentrification" taking the edge off it? What are the better and worse areas of the city? I assume Bay Point is similar to Richmond, but am I wrong? Thanks.

Richmond's crime rate is way down, due more to community involvement than gentrification:

The better areas are in the north and in the east side near Pinole. Anything in the south, east, and/or southeast is terrible.

Was just out there near Pinole other day. It's ok. Just remember that if you have to commute to Oakland or San Francisco and are not taking the BART, you're in for a hellacious time. 80 and 580 are parking lots during commuting hours(1-2+ hours is typical to/from SF).

Bay Point is nowhere near as bad as Richmond. Bay Point is closer to monument in Concord in terms of danger.

I have been living in East Richmond heights for 5 years now and it is very quiet. I work in West Oakland (11.5 miles away), and yes, as noted above, the I-80 commute westbound is horrible (and dangerous as of late, google Richmond corridor interstate shootings). I take arterial roads on my commute, Arlington Ave and also San Pablo or Hollis depending on traffic flow, 45 minutes drive in the morning and about an hour drive home in the evening.

The worst parts of Richmond are still pretty bad. I would stay away from the Iron Triangle, North Richmond, and any areas near the projects like Crescent Park if you can help it. Maybe there's been a little bit of gentrification spilling over from El Cerrito, which has gotten expensive. Richmond Annex is pretty expensive, but it was never bad. Anything east of 80 (East Richmond Heights) was never bad, same with Point Richmond and Marina Bay. The two interesting areas to watch are North and East (east of 23rd, North of MacDonald), which is well-located and housing prices have been climbing, and Hilltop, where the mall is for sale and there may be a ton of new development.

How is the Marina Bay waterfront area in Richmond in terms of safety as well as community options for a family with children?
