It looks like a quaint forestry small town. If it's low on crime I wouldn't mind keeping it on my "Bay area VC tech crash" watch for a deal or two.

You pretty much answered your own question. Everyone's a prospective RE investor in the bay, until the next bust costs them their jobs.

No, it's not dangerous. It's just a tough commute on 80 and the schools aren't great because Pinole shares a district with Richmond, which drives some families to private school.

This pretty much sums it up.

You absolutely cannot commute to SF from Pinole unless you also enjoy poking yourself in the eye with a fork.

It's not terrible if you can drive to BART and you work near a BART station in SF (or Oakland). But 80 is a hellscape in the morning (rated the worst commute in the Bay Area in the latest rankings I saw).

Meh, it's a 20-30 minute drive to the Richmond station from Pinole in the morning.

Find a parking spot(if you can).

Wait for the train.

About an 30-40 minutes on BART from Richmond to SF.

Walk/bus to your job.

Repeat in the afternoon.

Repeat 5 days a week.

It's hell no matter what way you look at it.

I'm not saying it's great, but it's not worse than a lot of other commutes from the East Bay, including from places like Walnut Creek. By the way, you wouldn't drive to Richmond BART. El Cerrito Del Norte is closer. Del Norte to Embarcadero is just over 30 minutes, I think.

There's also the Lynx express bus from Hercules to SF: Lynx Schedule | WestCAT

Edit: there's also supposed to be a ferry from Richmond to SF in 2 years: http://ww2.kqed.org/news/2015/11/18/...ser-to-reality

I agree with this.

The Walnut Creek and Lafayette bart stations are an absolute joke. Most of the time they are filled up before 7am. People are pretty damn miserable at these places in the morning as well. You can often see the frustration seething from their faces.
