The problem with SoMa is that it's too close to Ma, where the homeless hang out. And if the OP has been living in the Castro and the Mission, he might not be able to afford Russian Hill or Nob Hill, IDK. Nob Hill gets spillover from the Tenderloin, around the edges, too, so it depends on which part of Nob Hill.

OP, if you work downtown/FiDi, you'd have an easy commute, even a walk, depending, from Russ Hill/NorthBeach, but your buck will buy you less space. Killer views, though, depending on location. The Richmond is farther away from your work, but your buck will go farther. Plus, you've got the beach, GG Park, great restaurant streets, and the Presidio park close by.

2 years and you don't know which areas have less homeless? SF is actually a pretty small city, so I find it hard to believe your post.

If you are serious though check out Marina / Telegraph Hill. You could also look into Glen Park or Noe Valley.

SOMA, especially the 6th street corridor. I let my kids play there and ride their bikes with minimal supervision. Reminds me of when I was a carefree kid growing up in Somalia.
