I just called about the property in El Cerrito. They actually have a second option that may work as well. I'll see them both tomorrow afternoon when I get in. I'll reach out to the other property owners as well. Thank you!

Driving from Orinda to Richmond is going to be pretty rotten during peak hours - the combination of the Caldecott Tunnel + MacArthur Maze (interchange of 880, 80, 580/24) + Eastshore Freeway (I-80) is slow going.
But you can take San Pablo Dam Road from Orinda and skip the freeway. It is worth it to time it. Orinda is nice but not an ideal commute. But tbat back road way may be doable. San Pablo Dam turns into San Pablo - the main drag of Richmond.

Good luck! The property in downtown El Cerrito is in a great location. Very walkable, regular and Asian grocery stores nearby, as well as a climbing gym, Trader Joe's, Costco, etc. Safe area, I have two friends in the neighborhood and we have no trouble walking around day or night.

Hahaha! I wish those were the peak hours. More like 6 a.m. to 10:30 a.m. and 3:30 p.m. to 7:30 p.m., with plenty of traffic in between those times.

Rotten means it easily takes 2-4x more than non-peak.

For example, I live pretty centrally in Oakland. When there is no traffic, it takes about 15 minutes to get to downtown SF. During commute hours, even in the carpool lane, it can take 45 minutes on a bad day. Average is more like 35 minutes. I imagine without carpool it could even take an hour.

Going from Oakland to Richmond should take about 15 minutes typically. Unfortunately 80 is congested all the time, and it takes 30-35 minutes, even on Saturday afternoon. Honestly, getting to Berkeley (a mere 4-5 miles away from me) regularly takes 20 minutes most times of day. It should take 10 or less on the highway.

I try to just ride my bike as often as I can to get to Berkeley. The traffic clears up a bit once you pass Albany on your way to Richmond, but that traffic can be horrible. In both directions as well, it can take me 20 minutes to get home as well heading on 80-W.

I hate 80. The only time it seems to be OKish is from about 8-11p on Friday. Or after midnight.
