I don't think you've been back recently. I spent years living in Richmond but and I never thought that I'd see a crapshack on 3rd street sell for $430,000, and gentrification started several years ago in Oakland, it now has far more than a "few decent neighborhoods"

You don't know the East Bay like most posters here do. The OP's job location choices are Santa Rosa or Richmond, and he's chosen Richmond. There's no point in living in the City and commuting to either of those places. He'd be throwing away his money on high rents, instead of saving to buy, for one thing. Living in the nicer parts of Richmond for a Richmond-based job is ideal. And southeast Richmond is basically El Cerrito, often with views of the Bay.

Oakland has more than a few decent neighborhoods unless areas were homes can sell for >$2 million aren't decent

Thanks for the input everyone. Narrowed it down to Richmond, CA but..had a wrench thrown in the equation. Was offered a position in Sacramento as well. Ill have to decide by the end of the week. I'm definitely more into the bay area culture and the jobs proximity to Berkeley, Oakland, SF for stuff to do + Weather. I have visited Sacramento a few times and seems decent + more affordable. I'm originally from the central valley so I know about the 100 degree summers.

Accepted the Richmond position. Hope i made the right choice! Excited to be closer to all the action. Will stay with family in the area and begin scoping out neighborhoods in Richmond. At least that's the plan.

Congratulations! I know several people who decided to call Sacramento home, but it never did much for me. There's a whole lot more going on near Richmond, even without heading into SF.

Feel free to hop back on here for more neighborhood tips if you need them. I just spent the last year looking at homes throughout Richmond, so I'm pretty well acquainted at this point, and there are other knowledgeable people here too.

This is great news, OP! Best of luck. Hopefully you'll be able to sock away some paychecks while living with family, to build up a downpayment ASAP. Please keep us posted on that score! Let us know, when you're at the househunting stage! This would make a good reality show.
