Piedmont does have some MM$ homes but no waterfront and waterfront homes on P Richmond seem really beautiful.

Is there a reason that P Richmond seems less expensive for waterfront homes than Belvedere/Tiburon?

Also are there any areas with waterfront homes and PT/BART access? Thx.

Tiburon can get touristy too since they both have ferries from SF snd tourists like to visit both cities. Less tourists in Tiburon. Better weather. Sausalito is closer to the city. I’ve never experienced such fog that it bothered me in Sausalito. The fog usually hits right in the middle of the Golden Gate Bridge. It does roll into Sausalito, it’s beautiful and also burns out by late morning. You won’t find the tourists in the windy roads where the houses are. They’re mainly walking or biking one street that runs through town. Even then, it’s a mix of locals and tourists in Sausalito. You’d be very fortunate to buy in either location.

Think why tho....Mill Valley is a different kind of touristy than Sf....it's like a European village AND it's very small. Lots of running & hiking in the hills & the international film festival brings lots of movie types. Lytton Square is quaint. It's surrounded by parks & redwoods & some homes have bay views & you can see Sf's skyline. You don't feel squished in like in Sf & there's fresh air........AND it has really good schools & other stuff you asked for. It would be a nice place to raise a family.....or wonderful for retired people too. There are a couple of celebrities that have lived here a long time. It's wealthy....BUT IMO very friendly & welcoming....the tourists you see downtown give it a charmed feel too. I've been in the BA over a year now & I L O V E it.

Yes, I would agree on Mill Valley. From a scenery outdoor scenery standpoint, Marin County is hard to beat......that is why I like to hang out there.......specially in the more rural west Marin.

Ita....I'm trying not to say too much cause of privacy.....BUT I love that the hiking trails reach Stinson Beach in west Marin....it's so beautiful & clean. The little residential spots tho are a little too rural IMO......like Bolinas....lots of older ppl.

There are actually some nice homes in the Pt Reyes area.....they are sort of hidden....you have to know where to look. But, I am not suggesting OP look for a home in that area of Marin.....I am suggesting if OP does move to Marin, that he/she does travel to that area to explore. I discovered that area while taking a motorcycle ride in the mid 1970s
