I still think Allendale would be perfect for you. It is affordable and relatively safe. Also, consider areas of East Oakland near the San Leandro border (between 106th and Durant). If you can't afford those areas, then it gets really questionable regarding safety.

I'd also add that---given that housing prices in Oakland are still in free fall---if you can't afford to buy a house in a neighborhood you feel safe in, you shouldn't buy at all right now. We have a house in a neighborhood we do love, but nonetheless it was a little painful to watch our first choice 'hood finally drop into our price range this winter. I don't necessarily wish we'd waited since we enjoy where we are too and would probably never have discovered this pocket otherwise, but I would be having serious qualms right now if we had traded off safety, etc., for the price. (We just traded fun. )

What about the Toler Heights area (Lawlor Street) NW of the Oakland Zoo?

My friend is looking in Maxwell Park for under $300k. There are some foreclosures in that range, but they come and go quickly. Her pain is my hope, because I'd like to think Maxwell Park is near bottom.
