I considering buying in one or the other area. I currently live in The TL. Wondering if anyone here lives in either are and can realistically tell me what the 'hoods are like. I like the vibe but maybe I'm not seeing all of it. Thanks.

The price may be right. Someone I know who has a place in HP says his appraised value has crashed, and there are something like 5 or 6 foreclosures on his block alone (about 5 or 6 blocks east of 3rd), at the base of the hill, just north of the industrial area that is between Candlestick and the hill - i.e. near Palou. From what I can tell, there are more families moving in there (especially immigrants). So who knows? Roll of the dice?

Skippersf is damn lucky if they bought in Bayview or HP back in 2009! Houses have doubled or tripled in value since then.

My GF has family living in Bayview/HP. One of my good friends also lives there too. It's not as bad as the reputation, but I would definitely own a car. There aren't many homeless people unlike TL. May I ask what the cross streets are?
