Default Tenderloin district

I heard that it has a high crime rate and a seedy rep, but its very close to downtown. Whats up with that? Sounds like prime real estate for gentrification.

What's up with that is, it's been a low rent district historically, and, had more than it's share of drunks, druggies, prostitutes and criminals. It was entrenched early in the 20th century. Actually, compared with when I was a kid, it HAS gentrified. Part of it is now Little Saigon. Ten years from now it will probably be completely changed.
