Hi, my fiance has just received a job offer from a company in SF and we are now beginning a serious search for an apartment. I am wondering what kind of monthly rent we should expect to fork out for an apartment that fits the following:

1 bedroom, 1 bath in Lower Pacific Heights, Pacific Heights, or Marina

Following criteria:
1. Quiet, can sleep at night without being disturbed by traffic noises
2. Clean and renovated, bathroom and kitchen that looks like new
3. Reasonably safe neighborhood and convenient location

Quiet and clean are our most important criteria.

Please let me know the estimated rent. Thanks!

Here is a website that might help you. You can choose from the different areas of San Francisco. Go to the floorplans section to see the prices. It gives reviews from current and past residents, take the comments with a grain of salt. Good luck!

I don't have any experience looking for a 1BR/1BR place in those areas, but to give you some perspective, my wife and I live in a 2BR/2BA condo on the border of Pac Heights/Lower Pac Heights that meets your criteria and we pay in the mid-$3K range. Given that, I would assume that you would pay around $2500 or more a month for a similar quality 1BR/1BR place in the neighborhood. We also have non-tandem garage parking included in the rent as well, so that's probably worth around $250/month.

Forgot to mention that our place has a newer, more modern kitchen than many other places, since our condo is only about 10 years old.

phew! it sure will be expensive to rent there because we want a renovated or remodeled apartment and that seems hard to find

about $2 grand. And it won't be super fancy - it'll probably be clean, but don't bet on it being new. But the surrounding area is very hip and preppy and all that, and that's what you're really paying for.

What exactly are you looking for in a neighborhood?

$2400 should net you a really nice 1BR in the neighborhoods you've mentioned, but you'll probably have to sacrifice a thing or two.

You mentioned Lower Pac Heights earlier. You could find a nice 1BR there for under 2k pretty easily.

I would disregard the advice to go the apartment ratings website. 95% of the rentals in SF are not in corporate apartment buildings. Browse Craigslist, walk the neighborhoods, etc.
