Default Benefits and Negatives of the 49ers Staying/Leaving San Francisco

I am working on an argumentative essay on the issue of the 49ers staying/leaving the city. I basically would like to know the views of other board members on this topic and a list of the negative/positive aspects of them staying or leaving. Any information would be greatly appreciated, so thank you in advance.

The negatives of them leaving,

1.Loss of Jobs in the HP/Bay View
2,New Stadium in Area would create more jobs for the residents of HP
3. Santa Clara is basically San Jose and would take over an hour to get there via car with traffic.
4. The history of playing is SF is part of the mystique surrounding the team, moving out to Santa Clara would change the whole feel of it all.
5. I see no positives other than a new stadium down by san jose which the team needs but it can also be built in SF despite what opponents say.

The benefit for LA is that the 49ers will relocate here when the stadium is finally built. [like in the next 5 yrs I hope]

I was born and raised in SF. Nobody asked me if I wanted my lifelong team to move anywhere. What about fan loyalty? I've stuck with them through thick and thin and suddenly the powers that be can decide to take all that away from me? Or name brand quality... The San Francisco 49ers are one of the oldest original football teams in their original location. I would pay a "49er tax" to keep them if it's just about the money.

Keep dreaming, Jed York already said there is no way, they would share a stadium with the Raiders before that happened.
